Expedite the financing process by getting pre-approved today.
The builder has established a priority list for The Oaks at Portola Hills. You must complete the requirements below to be placed on our priority list.
Priority Ranking
The following factors will be considered when establishing the priority list:

Financial ability established on approval documents.

Status as cash vs. non-cash buyer vs. investment property.

Status as a non-contingent vs. contingent buyer.

Priority in the order in which completed approval documents are received.

Our TRUSTED LENDER
The first step to joining our priority list is getting pre-approved with our Preferred Trusted Lender, Gold Standard Mortgage.

Our Trusted Lender is conducting the pre-approval process on behalf of the builder to assess your financial ability to purchase a home. The pre-approval worksheet is not an application for a loan and you are not required to use the Builder Trusted Lender to finance the purchase of your home.

Requirements
To be placed on the priority list for any one of our newest communities you must complete the following:

Complete our pre-approval process by contacting Irwin Goldberg (NMLS #276634).

Select a Home Site: To maintain your priority list status, you must:

Have a pre-approval within the last 60 days. If you have been previously pre-approved you must contact Irwin Goldberg at Gold Standard Mortgage for an updated pre-approval prior to Sales Release Date. All cash buyers must provide Proof of Funds no later than the past 30 days.

Submit your offer on your selected homesite within the offer period.

If your offer is selected, you will need to be available when the builder contacts you to sign a reservation.

You may serve as a standby buyer if the home you are interested in purchasing has been sold. Please note that there may be multiple standby buyers and priority will be assigned and/or modified based on the factors described in the section labeled “Priority Determination” above. Serving as a backup buyer does not guarantee you any priority with respect to the home you back-up and the price of such home may increase. You may not serve as a back-up buyer if you are under contract to buy a different Project home.

At Time of Reservation

Provide us a deposit wire transfer in the amount of 3% of the Sales Price to Fidelity National Title.

Future Phases
Rolling Priority: If you have been previously pre-approved you must contact Irwin Goldberg at Gold Standard Mortgage for an updated pre-approval prior to Sales Release Date. We reserve the right to change the priority list process at any time.
Email Disclaimer: We send regular notifications but cannot guarantee email registrants will receive phase release dates, therefore it will be up to you to call our sales center for updated release date information. Your email address on the pre-qualification form will be used to contact so please check to ensure it is entered correctly. Please also check your other inboxes such as spam to ensure you are receiving information.

Policies
Unlawful Discrimination Prohibited: We reserve the right to refuse the sale of a home to anyone for any lawful reason. This includes, without limitation, rude or disorderly behavior during the sales process. Our homes are for sale to all persons without regard to race, color, religion, national origin, or other characteristics protected by law.

Broker Policy: Brokers/Agent must accompany and register the Purchaser during their first visit to the sales center. No exceptions.
The Broker/Agent is protected against a direct sale by the Builder at this location for thirty (30) days from the date of the initial visit.
After thirty (30) days the Broker/Agent-Builder agency relationship must be re- established. The Broker/Agent must re-register with the prospect at the sales center .
